Patricia Dalmazio, Esq.
Patricia Dalmazio is the founder and Principal of Avance Development LLC, a real estate development company she established in 2024, bringing together more than three decades of industry expertise spanning brokerage, investment, construction, and transactional law.
Patricia began her real estate career in 1986 as a licensed Associate Real Estate Broker, and then Broker, working with leading firms including Century 21, Douglas Elliman, and Coldwell Banker, consistently generating $5–10 million in annual sales with leading firms including Prudential Douglas Elliman, RE/MAX, and Coldwell Banker.
She also built and managed her own portfolio of income-producing properties and, in the early 1990s, served as President of a certified Women-Owned Business Enterprise (WBE) construction company — giving her firsthand insight into every facet of the development process.
In 2014, Patricia earned her Juris Doctor from Hofstra University School of Law and was admitted to the New York State Bar in 2015. She subsequently founded P. Dalmazio Law, P.C., a boutique firm specializing in commercial and residential real estate transactions, financing, and corporate matters.
Avance Development LLC is currently in the process of obtaining Minority and Women-Owned Business Enterprise (MWBE) certification.
Patricia is a member of the Nassau County Bar Association, the New York State Bar Association, the Long Island Builders Association, the New York State Builders Association, and the National Association of Home Builders. She is fluent in English, Spanish, and Italian.

Patricia generates $5-$10 million annually in sales, while managing an extensive investment portfolio of properties with up to 40 tenants. She also acquires and manages her own portfolio of income-producing properties and, in the early 1990’s, serves as President of a certified Women-Owned Business Enterprise (WBE) construction company, giving her firsthand insight into every facet of the development process. She attends law school, passes the BAR exam, and opens the P. Dalmazio Law, P.C., firm in Garden City, New York.
Patricia founds Avance Development, LLC, and partners with top real-estate firms to offer 21st-century affordable community housing developments, construction, and project management in the Empire State.
