Housing Obtaining Entitlements
Our housing specialists have extensive experience in obtaining entitlement approvals and expediting their approval on everything from zone changes, variances, and site plans.
Finance Procurement
Avance has decades of experience obtaining as-of-right and Section 42 tax credits from both New York State and New York City housing agencies. We also partner with community lenders for equity and debt to provide the best terms for our projects.
Pre-Construction Management
We manage everything from design to approval to bid document preparation. We also manage the per-qualification, bid analysis, and contractor selection process to help negotiate construction agreements and begin construction.
Engineering Evaluation
Avance supervises value engineering processes to ensure that all building materials are top-quality and eco-friendly. All bids are solicited and evaluated, with each building system evaluated based on cost, life cycle, performance, and quality.
Construction Administration
Our construction project managers coordinate and oversee the entire construction process. Work progress, controlled inspections & testing, utility approvals, fixtures & equipment procurement, and much more are carefully tracked throughout the construction process.
Building Commissioning
We help address operation, maintenance, and environmental stewardship throughout the design and construction phases. We’ll conduct on-site training, project coordination, and completion of all construction work.
